Hidden down a country lane just 4 minutes walk from the village of Kettleburgh, this charming 13th century thatched cottage retains many fine features including a gallery in the second bedroom, stone floors in the reception rooms,old beams and wonderful inglenook fireplaces.
An old hall house; rooms are well proportioned for a large family, but be warned the staircase retains its original twist!
Sparrow Cottage, so named after its wealthy 17th century owner, has its own private rear garden and shares access to a small fenced wooded area, great fun both for children and family pets to roam in.
Nearby: Beyond the garden are footpaths galore, but take wellies and walk quietly if you are going to look at the river, there are swans nesting and otters bathing close by
Equidistant from Earl Soham, Easton and Framlingham, all extremely attractive villages with a variety of fascinating architecture and excellent traditional pubs, you can enjoy several days of exploration without bothering about the car. Young and old will adore Framlingham Castle and Easton Park Farm where children can feed the animals and learn more about farming There is an excellent riding school close by.
Getting Around: The countryside and villages are stunning and the coast just a twenty minute drive away. Explore the ancient port of Dunwich, the sandy beach and pier at Southwold and the seaside town of Aldeburgh, loved as much by artists, writers and musicians as by holiday makers.

- The stairs to the first floor are steep and may be awkward for some, but worth the climb for the lovely bedrooms beyond
- The landing has a large hanging cupboard and both bedrooms lead off from it.
- The master bedroom has a superking Hypnos bed with canopy, bedside lights, dressing table, tallboy with hanging space and drawers. Inglenook ornamental fireplace and door leading to the en suite bathroom which has a shower, heated towel rail, washbasin and WC
- The double bedroom has a minstrels gallery (not accessible), Superking Hypnos bed, reading lights, bedside tables, wardrobe, dressing table and stool, radio clock alarm.

Children - A wonderful location for adventurous youngsters. The well is covered. The garden is laid to lawn so fine for ball games. There is a fenced woodland area for games. The river is a short walk away and only accessible via a gate.
