Cottage details

An extremely exciting granary conversion using many original building materials including the old granary chute doors in the kitchen, its lovely old oak beams, all of which combine harmoniously with its state of the art fittings: Mexican tiles, preparation and cooking facilities for even the most demanding cook. Architecturally designed to provide maximum light, Rookery Farm Granary is comfortable, extremely spacious and wonderfully warm – under floor heating throughout and a lovely wood burning stove.

Its elevated position ensures lovely views over the surrounding countryside towards Framlingham in the west and Woodbridge and the coast in the east. A short stroll from the village of Hacheston where you will find a delightful collection of traditional Suffolk cottages, a village shop and antique shop selling fine antique pine furniture, much of the property's pine furniture originates from there.

Parham Air Museum, a fascinating collection of wartime planes and memorabilia, is just a couple of miles from the village as is Wickham Market. Framlingham, an absolute must, with its fine 12th century castle, restaurants and pubs, shops and market is around 10 minutes drive - give yourself plenty of time to really explore this delightful town.

Woodbridge, Sutton Hoo and the coast can all be reached in under 20 minutes.

  • Ground Floor

    • The ground floor is tiled throughout with the original granary beams marking the divisions in living space. A large living space incorporates:
    • Beautiful and very well equipped kitchen with large gas hob with wok ring, electric ovens including 2 fan assisted ovens, slow oven and grill, dishwasher, large fridge and freezer, microwave, cafetiere, and breakfast bar with stools
    • Beamed sitting room with tiled floors and rugs, sofas, armchairs, coffee tables and lamps, bookcase with games and inglenook fireplace with wood burning stove, TV with Sky plus and DVD
    • Between the sitting area and the kitchen is a spacious dining area with table and chairs, pine serving table. Three glass doors can be folded back to create an uninterrupted link between the dining area and the sunny courtyard
    • A large utility room with sink, loads of additional cupboard space, washing machine and tumble dryer
    • A ground floor shower room with heated towel rail, wash basin, wc and large shower
    • An elegant oak staircase leads to the first floor and the stunning landing area
    • A further room beyond the utility room can be used for games or for additional accomodation by request. The ground floor entrance has no steps and is therefore suitable for those with slight mobility problems.
  • First Floor

    • Bedroom 1, a large bedroom with king sized bed, bedside tables and lamps, large built in storage cupboard and chairs and TV, lovely views over surrounding countryside
